The past two weeks have seen a run on lots in Coquina Sands, The Moorings, and Park Shore. The sale of these homes is pushing the bottom of the market priced close to $1m. A total of 12 properties went pending sale over the past 30 days while another 15 closed sale over the same time period. These pending sales include a waterfront property located at 280 Cuddy Ct. listed on the market for 1 day when it procured a buyer. Despite having only 67 feet of water frontage this property was listed at $2.95m. This represents the pent-up demand for well-priced properties in these neighborhoods, particularly those on the water. Additionally, a new home in Coquina Sands listed at $3.3m found a prior buyer to the home being completed.

Another notable sale is a 1950's home on Banyan Blvd. that closed for $1.5m selling as an off-market offering. This property is a half-acre and is located only a few blocks from the beach. The downtown market has also shown strength in sales through this summer and with only a couple of months left before the season starts again!
